Forestbrook Reserve is another community off Highway 501 near the Outlet Mall. The Reserve is just down the road from Forestbrook Estates and Forestbrook Preserve, offering more homes that are just a bit more upscale with a higher price point.

The homes in this neighborhood range from 1600 heated square feet to over 3500 square feet. The neighborhood began with larger more luxurious homes being built, but as the market crashed, many of the floor plans in the community changed in design and size. Homes here are a mixture of brick and vinyl siding, with covered porches, formal dining rooms, 2-car garages, and all the upgrades. Many of these homes are five bedrooms, and with lake views, it's easy to see why some might cost a bit more. Several builders have expanded the community, and ages range from more than 10 years old to brand new. Many have private pools, and the community has sidewalks and manicured streets. Prices range from $350,000 to about $450 or more for the lakefront. HOA fees are quite low, however.

Like all of Forestbrook, the location is excellent, with the Myrtle Grand Mall, Broadway at the Beach, and the Airport just a few miles down the highway. The beach is straight down Hwy 501, maybe 10 minutes away.
